So I’m scrolling Facebook Market place this morning while sipping my coffee. In the next town over a guy is cleaning out his shop & selling stuff. A 10 x 3 heavy duty shelf caught my eye. I sent him a msg. Cut to the chase & im at his place picking it up around 6. Delightful gentleman in his 60’s. He said he was selling everything & retiring & moving back home. He showed me around & he has a couple old Studebaker. Bunch of square fender Chevy pick ups that are projects. Couple 90’s Jags. He said after he sells everything he’s selling the property which included an old 3 bay Fire Station with living quarters. Behind that was a 48x40 fairly new metal shop that was wired, insulated & strung with plenty of flourence lights. Nice concrete slab. And to the right of that was a 1500 square foot older house that had been completely modernized & updated. All on 2 acres with 3 storage buildings that looked good. I got to tell ya. I loved it. Thinking about it as I’m not liking the sub division in my back yard. I’m not really into firetrucks & Fire stations but the building could be remodeled to look like a 60’s era garrage. Put a couple vintage cars in it. The shop out back would be perfect for the race cars & a work shop. And the house just 20-30 yards away. He’s not sure on a price. The place was on the main hwy about 7/8 miles north of town. The town is big enough to have many of the stores one would want nearby & even has a hospital although I hear they lack modern equipment. I have been selling a lot of my stuff with more to come as I expect a change in the near future. So I’ll have something to kick around this winter.

Don't wait to long. Sounds like an ideal set-up for a guy (or gal) that's looking for space to play with toys and relax. The old fire station would have great vintage appeal, plus the attraction of a modern building for additional storage and shop space. Bet if he decides on a price (if anywhere realistic) it won't last long.

It does. Just have to wait & see what kinda price. And do I want to go into debt again at my age is something to consider. He sent me a friend request so I’ll be able to stay in touch. If I was 35 it would be a no brainer.
 
That sounds like a dream property. If you do go the next step be sure to make any offer conditional on home inspection. I always get nervous when advised an older property has been "updated".

Yea it’s a state law on residential home sales here. They are closely inspected. I sold my moms house a few years ago & the guy wrote up all kinds of stuff. The fire station would be perfect to store project cars not yet ready to work on. It had three long deep bays because fire trucks are so big. And a good size storage room perfect to put parts in. The modern main shop would be just that. The main shop. Clutter free.
 
LOL yes but I got to be carefull to not tie my money up & have none for my projects.

Bob: Very excited about your "Fire Station Find." Ya know. . . Depending on what price you get for your current property and the price that gentleman wants, in the end, there may not be a lotta debt to worry about. And with all that extra space, you could probably handle the space rental overflow from Gary @Wollfen and have positive cash flow. . . Mighty fine!

John, if your looking for someone to talk you out of it, you came to the wrong place. Jeff, "cantflip" will tell you about seeking advice here.
 
I would be sure to get myself put on the seriously interested list right away. You might coming out pretty good selling your current place due to the subdivision.
We’ll see. It’s the going right back into debt part that concerns me more than anything.
