Nah, he was sold a bill of goods when he bought the damn thing as an "investment" and he still doesn't realize that, but it's time to "realize his profit potential" on this investment.
I personally think the guy's just that dumb.

I tend to agree. There's a lot of that going around. In fact, I've been in the market for a house for the last year or so and it's astounding what people *think* they have. People will sit on an empty house for years with the same premium tag on it (sometimes they remove it from the market and re list it at an even higher price!)not even considering the issues it had the day it hit the market let alone depreciation due to essentially laying dormant for years on end.
What they don't think about is the fact that "What the market will bear" is a real thing. Even if you put 30,000 into restoring a 65 Monaco properly, you're essentially throwing that money into the toilet unless your plan is to enjoy the crap out of it for a long time if not forever.. same goes for buying a 30,000 Monaco outright... the market isn't going to rise to gently caress your falling ***. .. unless, of course, you find another dumbass with a wad of cash.
