Being new to the landlord game I guess I lucked out renting my parents old place last year. Did background and credit check on nice retired couple. One year so far and no issues. Will be doing the same for another rental unit in August. Any advice would be appreciate since I don't want tennants from hell.

The new paragraph I added to the rental agreement is to make a visual inspection of the interior of the house the first Saturday of every month and added they must keep the house clean. Added plus you can also collect the rent if they haven't paid you yet. I give them a 7 day grace on rent, due the first of every month
 
My wife being in real estate has access to some legally solid lease templates. Those items sound like worth additions. Thanks.
 
Always get a full months rent for deposit. Always run a credit check. Check references. Their last landlord is not as good as a reference from an older one. Many will tell you anything to get rid of trouble. Know your housing laws, especially for your area. Like the number allowed per bedroom. Make sure you have the lead paint disclosure sheet signed. If their car is a pig stye, your place will be no different.

Absolutely the best tip and tell tale sign. Walk them to their car and take a look when you interview/show them the rental. Protect your investment!

And if they show up on foot or in a cab.......
 
As long as they're hot, who really cares if they're good tenants or not.
 
And check their trash weekly...

My youngest son left an apartment complex last year because of the drug sales and related nonsense. It was in a nice area too. Goes to show what happens when the landlords don't care who they rent to.

In this case, it was a fairly large real estate company that owned the complex and as was expected, they found every excuse they could not to return his security deposit.... He left the place in better shape than when he moved in too.
 
A telltale sign, a strong cat urine smell and pink colored diapers. Somehow they use diapers to filter the meth.
 
Swingers clubs. Pink diapers. An awful lot of people in here know an awful lot of stuff about things people ordinarily wouldn't know about...
