OK, I'll get back to some brick and mortar architecture. Got a serious eye on a "hobby house" I looked at a decade ago ... :)

14,000 sq ft, (6,000 sq "office" second floor. 8,000 sq. ft first floor, partitioned but has large clear span rooms, slab on grade), 3 phase, , steel/reinforced concrete, brick exterior with limestone trim

Built 1935, not architecturally distinctive ("moderne-ish" style), but functional. has been upgraded (no central AC, but modern boiler heat, new office windows), sprinklered, firewalls EVERYWHERE, grade level overhead doors, can get PD 4501 in there, etc.

Part of a subdivided larger building that WAS a machine tool/wood lathe manufacturer. Its been many things over its 90 years.

Midwest location but gets cold (ok)/snow (ugh), in a "blue-collar" (e.g., still affordable) suburb of large city, mix of business and residential, fully occupied (no graphitti on anything - yay) for blocks around, low crime rate.

In discussions with owners about options. bit earlier than I want, but may have to move on it to secure it. "50/50" shot at it...
