Sorry, beautiful day beautiful week I have driven the 300 to lunch every day this week. I'm working on the rental property where my shop and 300 are located. I haven't come home the same way yet and all my lunch breaks have been a 1 1/2 hours.

Sounds like my dream job

My lunch breaks were definitely the highlight of the week. Not a dream job, just a stress release, working on my rental property, the previous dirt bags I had to evict. I discovered upon entering the house about $10,000 worth of damage. It took 2 of us 7 days just to clean the house before we repaired or painted a thing.

I've learned my lesson. No more Mr. nice guy and monthly property inspections will be part of the new lease.

Will there be language that says you can come over once a month and check out the property inside and out? Is that done / legal in these politically correct days?

If you designate a certain day or first Saturday every month or state 24 hour notice before entering property. I have been talking around to other property owners in my area and that is various way they have written it up their leases. I am leaning to the first Saturday of every month calling 24 hours before as a reminder that I am coming.

Oh man I remember helping Dad out with eviction cleanups... The most vitriolic was the 5 gallons of red kool-aid on the living room carpet. The most "wtf" was a stick of butter stuck to the kitchen wall. The most "omfg I'm going to puke" was a clogged toilet filled with leavings past the seat, a toy firetruck, and a baby onesie.

Then there is the one house that has had the same tenant since he started renting it and she is an absolute angel.

Do credit check and background screening as part of a formal rental application process. Money well spent. My .02
