Sub-Division UPDATE

I haven’t been walking back there in a couple weeks but if my count is accurate they have 12 houses. 2 sold. 6 finished & not sold & the other 4 in various stages. It’s been busy with contractors. So I expect in a month they will have 3 more finished based on how they looked last
 
All I hear now in my neighborhood is the bwap bwap bwap bwap of the air nailers, the beeeep beeeep beeeep of the construction vehicles backing up (do they ever go forward? :mad:) and Pedro shouting,

They set their parking brake and leave it in reverse
 
This is one of the bigger houses. It’s also behind me on the right side of my property. It has a deck & patio out back. Fills up the tiny lot. It’s been finished since 1st week of December & I have seen a few , very few but a few look at it. They don’t stay long. It’s listed for $384,900. This pic was taken around Christmas time. They seeded the lawn & it’s just now looking good. Not sure why they didn’t sod this one.

i wouldn't buy it either if i had to use the outhouse in the front yard. if it can't be in the back yard like everyone else, it makes you wonder what else they screwed up. :)

Yea but you get a comminuity dumpster. That’s worth something.

I drove back into the sub division yesterday to see what was up. They have 11 houses finished & still only two sold. One house looked to be about 75% complete. And they started on another. So there’s 9 $350 thousand & up houses just sitting empty back there. What got my curiosity was at night they have begun leaving the porch lights on & some inside lights on. So with the foliage down this time up year I can see the houses real easily at night from my house. It’s lite up very well back there. Maybe this spring they can start selling again.
 
Those aren't bad looking homes. They'll all be sold in time, as long as people move further out from the city, to get more house for their money, or to get away from a congested area. We did that 20 years ago, but the urban sprawl keeps on coming our way, and will continue as long as they keep building them.
If our economy stays strong, all the new home construction should increase your property value, especially if you're on a bigger lot then the new houses.
When we built our home those 20' dumpsters that were in my sub division back then came in handy, and were filled up every other day with all the junk the families moving in had accumulated. The builder didn't seem to mind.
When we were building, my wife changed the kitchen cabinets from what she originally chose. During the build, we would go by the construction site to see how everything was coming along. One day when there, her new cabinets were up and the old ones were in the garage, waiting to be picked up and re-purposed by the builder. The next week I got a call from the builder who then asked if I knew what happened to the cabinets that were in the garage on our site. Told them I didn't know, and never gave it another thought.
Years later, we went to a super bowl party at a neighbors house, who has since moved away. He had finished his basement with a full kitchen. When we were talking, he volunteered to tell me the cabinets and appliances were "donations" from the builder, and he seemed proud that he was able to take whatever he wanted when our homes were being built, and admitted those were my old cabinets.
I let him know the builder tried to place blame on me for his actions. He didn't seem to care, and kind of blew it off saying nobody got hurt. I didn't have too much contact with the guy afterwards.

They have started on two more houses. One a few lots down from me & this one behind me. Befuddled is what I am. They have 9 houses already built that haven’t sold & here comes more.
 
I guess their planning on getting ahead of the game for the big sale come spring.:rofl:
 
It's a total opposite here. There are subdivisions going in everywhere. Hundred of houses being bought as soon as they're done. My side of town (the west valley) is especially growing. The traffic is getting horrendous. Same thing as in 2000-2007. Then came the crash. Will it happen again? I'm betting on it.

Then the property assessor will come around and raise your taxes and you'll have to move because of the skyrocketing taxes. It's a lose lose situation. :(

They come in for a sub-division, my for sale sign goes in. Not because of the taxes, because of the neighbors. No neighbors are the best neighbors. Cemetery is a close second.
 
Well two moving trucks pulled up to the house behind me that’s sold. So I guess I have new neighbors. Maybe they have some classic C body cars.
