Crack heads mostly. Some vets too unfortunately. I’ve had to run two off my property. And when they where clearing the land for the Sub they found one living in an old abondand barn in the woods. There’s two old abandoned houses down the road also.

They sure as hell ain't gonna hang out up here - it's cold up here half the year. "Forty below keeps the riff-raff out" is the quote, I believe. I've never spent a winter in NC, but I do know Virginia is a good bit less cold than here and I think NC is a little warmer than VA.
We generally have about 6 weeks that can be rough. A lot of northerners have moved down here in the last 30 years. That’s the main reason this area is exploding. I get tickled when the dead of winter hits. They’re like holly crap Bob is this normal for you guys. I moved down here to get away from this. I just laugh & say you’ll be fine. Yes it’s normal but it only last a month or so.
 
I know you're pissed about the situation, and there is not much you can do about it, so you may want to look at it from a different way... I would be praying that they sell, then you stand to make a fortune when you sell your property to some idiots that have more money than brains. When you got stuck with lemons... make lemonade.
Yep my though process has evolved. I’m thinking about staying here now. I’ll have this place paid off well before I retire and yes the property value is already going up nicely. So for once in my life I’m in the cat bird seat. I should win either way.
 
I can’t say that. When I was 35 I sold my place in a small town Benson, NC. That area exploded in growth & I took advantage of that. I had a nice piece of land with a shop I built myself & a single wide trailer. I tried to enlist a couple of Real Estate agents to sell if for me & they weren’t interested. So one Sunday afternoon I put a for sale by owner sign in the yard. 4 days later a Mexican man with his whole damn family knocked on the door. Couldn’t speak a lick of English. His sister was a school teacher & her English was excellent. I let them look it over & after 20 minutes he said in Spanish I’ll take it. His sister turned to me laughed & said he wants it. I told him I needed some $ down to hold it untill closing. He came back the next day with $1500 in cash. I wrote him a reciept & signed it. He bought everything. The appliances, furniture. He didn’t have nothing. The next morning I called the same lawyer I was using to close on my new house & hired him to close on this one. Took about a month. Mr Coy, his wife & sister showed up at closing with a brown paper bag full of $100 bills. I kid you not. After it was all done Mr Coy & all his family had them a place to stay. Two days later the lawyer called & said I could come get my check. Not going to lie to you. 35 years old & a fat check in my hand from a lawyer. I felt like a pro athlete with a signing bonus.

When the developer declares bankruptcy and the property goes back to the bank, you do know who ultimately foots the bill for yet another real estate fiasco, don't you?

It was funny, the last time this thread popped up and I was just reading your comment, then on the TV there was a Rocketmortgage.com commercial with the comment "take the worry out of a unpredictable housing market", ironic.

I break out the arctic gear @49*F... and the idea of solid water outside my glass is extremely unpleasant. I'd have to be a snow bird if I lived in NC.:D

When I was in Florida last January, I was walking from the car to our place and noticed a lot of people that worked there were wearing heavy coats and hats. It was in the high 60's... I was wearing shorts and a Hawaiian shirt.

Years ago, my wife and I took the Fury on a road trip ad we ended up on Hatteras Beach. It was late June or very early July 1970, the weather was great, about 65 or 70 with bright sun and little wind. The beach was busy, lots of people although for some reason very few were in the ocean. We had a good swim and returned to our beach towels and a young couple asked us what part of Canada were we from. I asked how they knew we from Canada and they said only Canadians will swim when the temps are below 85F. They would have been really shocked to try Lake Ontario when the water temp is around 40F to 50F. It's refreshing!!

That's GREAT!! I went to Lake Superior in July for sea kayaking. The instructor asked who wanted to go first to demonstrate rolling a kayak, I was the "not so smart" one that got dunked in the 45 degree water. There werent any volunteers after that!

That's some cold water. Just a little further south and you would have had about 10 degrees warmer due to the gulf stream.
