1100 square ft house on 1/3 of an acre = $8200 annual taxes

3400 square ft house on 2 waterfront acres = $2250 annual taxes. Plus all the guns I can carry.

The most stressful thing I've ever done was sell a house. WTF!

I've sold 2... never again! Nothing but MAJOR STRESS! Between the inspections, the realtors, the bank, the buyers.....

The other house was bought in 2019.

The first quote tells the story ...What a ******* hassle.
 
I’m in my fourth house now and really haven’t had any complications with sales. Now, selling the cottage was a pain in the ***. Way too many lookie loos made an offer, we negotiated, came to a price then they back out at very last minute. My take away was never except an offer from a single woman without some serious earnest money.

When I bought the house out west my realtor was clear about requests for repairs. What the inspections are for and why, I get it. Me being in the construction business it all made sense to me.
Here the people who look want everything to be a hundred percent perfect. Not in a 90 year old house it aint gonna be.
These frigging people are actually asking for proof of HVAC seasonal filter changes since it was installed. WTF?
 
Yeah. Here it’s mandatory to fill out lead paint present, water in basement, etc documentation.
My answer was, lead paint? Guaranteed. Water in basement? I’m sure there has been. So what? The house was built in 1955.
Those stupid requests were always a big red flag. But they always went away as soon as a second offer came in!

Filter changes! I'd tell them to go pound sand! I wouldn't want to deal with someone like that on anything, they'll be a pain in the *** from the word go.

Price just went up for them.
We got kinda lucky selling my dad's house. Young girl with money, she really liked the house, asked a couple questions early on and asked to have second inspection, which we thought uh-oh, but was just for structure on remodel plans she had. Took a while to close but we got our price so no worries in the end.
 
I told my sister when we put it on the market I was not putting up with the "let's jump through hoops people" the house is no longer for sale to you.

Dave good luck, wishing you well, wish I was going to do something similar, but not at the moment and I'm not in NJ. or even eastern PA so I'm going to suffer it out a bit longer, (stubborn comes to mind).
As far as weather goes I've learned to not push. Pack it in and start again tommorow. Not worth the hassle of being involved in one of those 20+ vehicle pileups in the snow, not to mention life and limb. Not worried about your driving it's all the other assholes out there, trucks included.

. It has been under contract by two different buyers both wanting a laundry list of stuff done. We had over a dozen offers before it came out of attorney review both times . :BangHead:
In this market too, I wanted this gone before the new president select ruined the economy and Id have trouble selling. F*#*!

Right, thats the best part. If you want a maintenance free home dont be looking at 90 year old houses. Go look at new ones then your self entitled concerns MAY be under warranty.

OR go rent.

Under contract. . . . :mad:

It was listed for 6 days then off the market for 7 weeks, under contract.
Then on the market for 8 days and then under contract since.
Now their new request is they want it professionally cleaned after we move out..:rofl:
